Answers about Pamkit: what it tracks, how Pamela works, plans and pricing, security, sharing and support.
General
What is PAMKIT and how does it help with property management?
PAMKIT is an AI-powered property and asset management platform designed to streamline real estate operations. It provides intelligent document organization, automated rental management, AI-driven financial analytics, and comprehensive asset tracking. PAMKIT helps property managers, landlords, real estate investors, and families efficiently manage their portfolios with features like smart document categorization, tenant screening, maintenance scheduling, financial forecasting, warranty tracking, and AI-powered insights. The platform uses advanced AI technology to remember important details about your assets, documents, and properties so you don't have to.
I just signed up — what's the fastest way to get value from PAMKIT?
The fastest path to value takes about 10 minutes: (1) Add your primary property — address, purchase price, and a few photos; this unlocks the dashboard and portfolio metrics. (2) Snap photos of 3–5 major appliances (fridge, HVAC, water heater, dishwasher, washer/dryer). Pamela extracts make, model, and warranty info automatically. (3) Upload your home insurance policy and one recent utility bill — these let Pamela benchmark your coverage and spending. (4) Turn on reminder notifications so you never miss a warranty expiration or bill due date. (5) Ask Pamela a question to see her in action — try "what's my biggest expense this month?" or "when does my dishwasher warranty expire?" Most users see their first "oh, that's useful" moment within the first 15 minutes. Full setup (multiple properties, tenants, finances) takes longer, but you don't need to do it all at once — PAMKIT grows with you.
AI Features
What AI features does PAMKIT offer for property management?
PAMKIT includes comprehensive AI-powered features: Smart Document Organization with OCR processing and intelligent categorization that automatically extracts information from receipts, contracts, and warranties; AI Rental Intelligence that summarizes rental applications from what the applicant supplied (PAMKIT does not obtain credit reports or background checks) and predictive maintenance alerts; AI Financial Analytics providing intelligent insights and investment recommendations; AI Property Management with market analysis and automated valuations; Natural Language Query Interface (Pamela) that answers questions about your portfolio in conversational language; Predictive Maintenance Alerts that notify you before appliances need service; Automated Warranty Tracking that monitors expiration dates; and AI-Powered Document Search that finds information across all your documents using natural language. These features help automate routine tasks and provide data-driven insights for better decision making.
How does the AI assistant Pamela work?
Pamela is PAMKIT's AI assistant that uses natural language processing to answer questions about your property portfolio. You can ask questions like "What warranties expire this year?", "Show me all maintenance records for my properties", or "What's my total property value?" in conversational language. Pamela understands context, can search across all your documents and assets, provides intelligent recommendations, helps with data entry by extracting information from conversations, and learns from your usage patterns to provide personalized insights. The AI uses advanced machine learning models to understand your queries and provide accurate, relevant answers. Pamela can also help you add new assets, schedule maintenance, and organize documents through natural conversation.
What can Pamela actually do for me — not just answer questions?
Pamela is an action-taking AI assistant, not just a chatbot. She can: create reminders for warranty expirations, bill due dates, and maintenance schedules; add new appliances to your portfolio with manufacturer, model, and purchase details extracted from photos or receipts; schedule maintenance on appliances and update service histories; recommend insurance options when she spots coverage gaps, and contractor types when you describe a problem; flag anomalies in bills (e.g. electricity spike, subscription you forgot about); and answer questions about anything in your portfolio in natural language — "what's the warranty status on my dishwasher?" or "how much did I spend on home repairs this year?" Pamela learns from every action you take and reasons across properties, so she can suggest things like "your HVAC is 12 years old — budget for replacement next year." You stay in control: Pamela confirms every action before making changes.
How fast and accurate is the AI document scanning?
PAMKIT's AI OCR typically extracts receipts, warranties, and appliance labels in 2–4 seconds per page. Accuracy is high for clean, standard printed documents (receipts, invoices, warranty cards) and lower for handwritten notes and low-quality phone photos. The AI extracts structured fields automatically: purchase date, amount, vendor, product name, model number, serial number, warranty period, and expiration date. Always review and edit every extracted field before saving — OCR and AI extraction can be wrong, and nothing is locked. If the AI can't read a field clearly, it marks it as "needs review" rather than guessing. The system supports English, Spanish, French, and German document scanning today; more languages are on the roadmap. Multi-page PDFs and batch uploads are supported on paid plans.
Document Management
How does PAMKIT handle document management and organization?
PAMKIT provides comprehensive document management with AI-driven categorization, OCR processing for text extraction from images and PDFs, intelligent search capabilities that work across document content, and secure cloud storage. Documents are automatically organized by type (leases, contracts, maintenance records, financial documents, warranties, insurance policies, tax documents), and the system can extract key information like dates, amounts, and parties for easy retrieval. You can upload documents via web interface, mobile app, or cloud storage links (Google Drive, Dropbox, OneDrive). All documents are encrypted and stored securely with version control, audit trails, and granular sharing permissions. The AI can also link documents to specific properties, appliances, or assets automatically.
Tenant Management
What tenant management features are available in PAMKIT?
PAMKIT offers comprehensive tenant management including tenant profiles with contact information and emergency contacts, lease agreement management with automated renewal reminders, payment tracking and rent collection monitoring, maintenance request handling with automated workflows, a tenant application workflow that collects employment history, references and the applicant's consent, and scores the information the applicant supplies (PAMKIT does not obtain consumer reports, credit reports, or criminal background checks, and is not a consumer reporting agency), communication tools for tenant-landlord interactions via secure messaging, document sharing for lease agreements and notices, and analytics on tenant satisfaction and retention rates. The system also tracks lease terms, security deposits, and provides automated rent reminders.
Financial Management
How does PAMKIT help with financial tracking and analytics?
PAMKIT provides comprehensive financial management with income and expense tracking across all properties, automated rent collection monitoring, financial reporting and analytics with customizable reports, tax document organization and tax summary generation, investment performance tracking with ROI calculations, cash flow forecasting with AI-powered predictions, bill analysis and categorization, budget management and tracking, and AI-powered financial insights that identify opportunities to optimize rental income and reduce expenses. The system can generate detailed financial reports, track ROI on properties, provide recommendations for optimizing rental income, and help identify tax deductions.
Security
How does PAMKIT ensure data security and privacy?
PAMKIT implements security measures including data encrypted in transit with TLS 1.2+ (TLS 1.3 where supported) and at rest with AES-256, secure cloud infrastructure with regular security audits and penetration testing, multi-factor authentication (MFA) support, role-based access controls with granular permissions, GDPR and CCPA compliance, regular automated data backups with point-in-time recovery, comprehensive audit trails for all user actions, and secure document sharing with expiration dates and revocation capabilities. PAMKIT is not a zero-knowledge system: features such as OCR, search, and the Pamela assistant process your content on our servers under strict access controls. SOC 2 Type II readiness work is in progress; PAMKIT is not yet certified. Our infrastructure providers maintain their own SOC 2 Type II reports. Your data is stored on redundant cloud infrastructure designed for high availability; PAMKIT does not offer a contractual uptime SLA.
How do I set up two-factor sign-in?
Setting up two-factor sign-in adds an extra layer of security to your PAMKIT account. The quickest way in is the Two-factor sign-in card right on the Settings page — click "Turn on two-factor sign-in" there. For the fuller security view (with setup guidance and compatible authenticator apps listed), go to your Profile, open the Security tab (/profile?tab=security), and use the "Set up two-factor sign-in" card. Either way, you will scan a QR code with an authenticator app such as Google Authenticator, Microsoft Authenticator, Authy, or 1Password. Once enabled, you will be prompted for a verification code each time you log in from a new device, and you can disable 2FA again from either the Settings card or your Security tab at any time.
Mobile Access
Can I access PAMKIT on mobile devices?
Yes, PAMKIT is fully responsive and optimized for mobile devices. You can access all features through your mobile browser with a native-like experience. The platform includes mobile-specific features like barcode and QR code scanning for asset management, photo capture for maintenance documentation and receipts, push notifications for important updates (warranty expirations, maintenance reminders, payment due dates), offline access to critical information, mobile document upload with camera integration, and touch-optimized interface. Document previews (including PDFs, images, and Office files) are fully supported on mobile with automatic fallback rendering for reliable viewing on all devices. The bottom navigation provides quick access to Home, Finance, Properties, Messages, and More. Native mobile apps are available for iOS and Android with full feature parity.
Is PAMKIT available on the iPhone App Store?
Yes. PAMKIT is live on the Apple App Store — you can download it at https://apps.apple.com/us/app/pamkit/id6759080835. The iOS app gives you the same vault and AI assistant as the web app, plus native camera scanning: snap a photo of a receipt, warranty, or appliance label and Pamela extracts dates, amounts, vendors, and warranty terms in 2–4 seconds. Your account syncs automatically across iPhone, iPad, and web, so anything you add on mobile appears in your desktop portfolio instantly. The iOS app is free to download and uses the same pricing tiers as the web app. An Android app is on the roadmap — sign up for notifications at pamkit.net.
Integrations
What integrations does PAMKIT support?
PAMKIT connects to Stripe for payments and bank-account linking, Gmail for email import, and iCloud, Google Drive, Dropbox, and OneDrive for document import, plus CSV import/export for bulk data operations. Accounting software (such as QuickBooks and Xero), Zapier, a public REST API, and webhook integrations are on our roadmap and are not available today. Additional integrations are added regularly based on user feedback.
Can I import documents from iCloud, Google Drive, or OneDrive?
Yes. PAMKIT supports linking your existing iCloud, Google Drive, and OneDrive accounts to import documents you already have stored elsewhere. Go to Documents > Import > Cloud Storage, authorize the connection, and select the folders or files you want to bring into PAMKIT. The AI will automatically categorize imported documents by type (receipts, warranties, insurance, tax forms, contracts) and extract key metadata like dates, amounts, and vendors. Linking is read-only by default — we don't modify or delete anything in your source cloud storage. You can also keep linked folders in sync so new files added to iCloud/Drive/OneDrive automatically flow into PAMKIT. All imported files are encrypted at rest in PAMKIT with AES-256.
Pricing
What pricing plans are available for PAMKIT?
PAMKIT offers flexible pricing plans: Free plan with essential features for individual users, Pro plan at $8.99/month (or $59.99/year) for individuals with advanced features, Family plan at $19.99/month (or $149.99/year) for families with up to 5 users and enhanced collaboration, and QuickStart Service at $99.00 one-time for personalized setup assistance. New signups get a 45-day free trial of the paid plans, and we do not ask for a card to start it — when the trial ends nothing is charged and your account continues on the Free plan unless you choose a paid plan yourself. If you signed up earlier, your original trial terms still apply; you can see yours in Settings, under Subscription & Payments (or go directly to Manage Subscription). Paid plans renew automatically at the price and interval shown at checkout until you cancel, and you can cancel at any time. Plans include core features like document management, asset tracking, financial reporting, AI-powered insights, and mobile app access. Storage limits and advanced AI features vary by plan. You can upgrade, downgrade, or cancel anytime.
What is PAMKIT's refund policy?
Where you bought your subscription decides who can refund it. If you bought on our website (processed by Stripe), we review refund requests case by case: go to Settings > Subscription & Payments > Manage Subscription > View Payment History and choose Request Refund next to the charge in question, or email support@pamkit.net with your account details and the reason. We generally do not refund partial periods, but we may make exceptions. If you bought through Apple, Apple is the seller of record and controls refunds — we cannot issue, approve or speed up a refund for an in-app purchase; request one at reportaproblem.apple.com, and if you ask us we will point you to the right place. Whatever this policy says, if we charged you when we should not have, we refund it — that includes a charge after you cancelled, a renewal we failed to give you the notice we promised, and a price increase we did not tell you about in time. None of this affects any refund right you have under the law where you live, or your right to dispute a charge with your card issuer or bank. You can cancel your subscription at any time, and you will retain access to paid features until the end of your current billing period.
How do I cancel my subscription?
You can cancel at any time, and you keep access until the end of the period you have already paid for. Where you cancel depends on where you subscribed. If you subscribed on our website, go to Settings > Subscription & Payments > Manage Subscription and choose Cancel Subscription — it takes effect right away, and you will not be charged again (you keep access until the end of the period you already paid for). If you subscribed in the iPhone app, Apple manages your subscription: open Settings > [your name] > Subscriptions on your device, or go to apps.apple.com/account/subscriptions. We cannot cancel an Apple subscription on your behalf, but if you email support@pamkit.net we will walk you through it. If you subscribed from the Android app, your subscription is processed through our website by Stripe, so cancel it from Settings > Subscription & Payments > Manage Subscription like any other web subscription. You do not need to give a reason, and nobody will try to talk you out of it.
What's included in the free plan and what's not?
The free plan is meant to be genuinely useful forever. It includes: unlimited properties, appliances, personal assets, and insurance policies; unlimited documents with AI OCR scanning (1 GB storage); unlimited AI vision scans; basic reminders for warranties and bills; the Pamela AI assistant (50 chats per month); email import from Gmail; mobile app access; and the weekly portfolio digest email. Paid plans add outcomes on top of your data: Pro ($8.99/month) unlocks analytics, exports, and automation recipes, and Family ($19.99/month) adds rent collection, lease signing, the Family Vault, and up to 5 trusted users. You can use the free plan as long as you want — no trial expiration, no credit card required at signup.
Support
What support options are available for PAMKIT users?
PAMKIT provides comprehensive support. Email support (support@pamkit.net) is monitored Monday–Friday, 9 AM–5 PM Pacific, excluding US holidays; we aim to respond within one business day. Phone support is available at 628-333-5116 during the same hours. We also offer detailed documentation and tutorials in the Knowledge Base, video training materials and step-by-step guides, an interactive FAQ system with search functionality, and a community forum for user discussions. Paid plan subscribers are prioritized in the support queue; response times are targets, not guarantees. The support team is knowledgeable about property management best practices and can help with both technical issues and workflow optimization. Support is available in English with plans for additional languages.
Asset Management
How does PAMKIT track warranties and maintenance?
PAMKIT automatically tracks warranties and maintenance schedules using AI-powered document processing. When you upload warranty documents, the AI extracts expiration dates, coverage details, and service provider information. The system sends proactive reminders before warranties expire, tracks maintenance schedules for appliances and properties, links warranties to specific assets automatically, provides maintenance history and service records, and offers predictive maintenance alerts based on usage patterns. You can also manually add warranties and maintenance schedules, and the system will track service providers, costs, and service history. This helps you never miss a warranty renewal and stay on top of property maintenance.
What types of properties and assets can I track in PAMKIT?
PAMKIT can track a wide variety of properties and assets: Real estate properties (residential, commercial, rental properties), Movable assets (vehicles, boats, RVs, equipment), Appliances and home systems (HVAC, kitchen appliances, electronics, security systems), Insurance policies (property, auto, health, life insurance), Financial accounts (bank accounts, credit cards, investments), and Personal documents (warranties, contracts, tax documents, legal documents). The system supports properties in over 15 countries with country-specific formats. PAMKIT does not monitor or certify compliance with local property, landlord-tenant, or tax law. You can track purchase dates, current values, maintenance history, insurance coverage, and related documents for each asset. The AI helps organize and provide insights across all your assets.
Collaboration
Can I share PAMKIT with family members or team members?
Yes, PAMKIT includes comprehensive sharing and collaboration features. You can share access with trusted family members, property managers, accountants, lawyers, and other team members with granular permission controls. Features include role-based access (view-only, editor, admin), document sharing with expiration dates and revocation, secure messaging for team communication, shared calendars for maintenance and important dates, family vault for secure document storage accessible by authorized family members, and activity logs to see who accessed what. The Family plan supports up to 5 users, and you can add additional users to any plan. All sharing is secure and encrypted.
What sharing permissions are available on the Family plan?
The Family plan ($19.99/month) supports up to 5 users with granular permission controls. The account owner (Admin) has full access and can assign three permission levels to other members: Admin - full access to all features, settings, billing, and user management; Editor - can add, edit, and delete properties, documents, and assets, but cannot manage billing or users; Viewer - read-only access to shared properties and documents, cannot make changes. Additionally, you can set per-item permissions: share specific properties, documents, or folders with individual family members rather than sharing everything. The Family Vault feature provides a secure shared space where authorized members can access important family documents (wills, insurance policies, emergency contacts). Activity logs show who accessed or modified what, and the account owner can revoke access for any member at any time. All sharing happens over encrypted connections and is governed by the permissions you set.
Data Management
Can I export my data from PAMKIT?
Yes, PAMKIT provides comprehensive data export capabilities. You can export data in multiple formats including CSV for spreadsheets, PDF for reports, JSON for technical integrations, and Excel-compatible formats. Exportable data includes property information, financial transactions, documents metadata, maintenance records, tenant information, and analytics reports. You can export all data or filter by date range, property, or category. The platform also supports scheduled exports. Your data always remains yours, and you can export everything at any time. Data exports are available in all plans.
How does PAMKIT handle data backup and recovery?
PAMKIT performs automated daily backups of all user data to ensure your information is always safe, with point-in-time recovery available on our database tier. Recovery granularity depends on the backup window; we cannot guarantee restoration to an arbitrary moment. Your data is stored in geographically redundant data centers (multiple regions) to protect against regional outages. On mobile, the Documents view has a Trash tab that lists items you have deleted, but there is currently no self-service "restore" button — deleted items are removed, so please double-check before deleting. If you deleted something by mistake, contact support@pamkit.net promptly; we may be able to recover it from a recent backup depending on timing, but this is not guaranteed. All backups are encrypted with the same AES-256 encryption used for your active data.
International
Does PAMKIT support international properties and currencies?
Yes, PAMKIT supports properties and assets in over 15 countries including the United States, Canada, United Kingdom, Australia, Germany, France, Japan, China, India, United Arab Emirates, Singapore, Mexico, Brazil, Italy, and Spain. The platform automatically adapts addresses, postal codes, currencies, and date formats for these countries, and supports multi-currency tracking with automatic conversion. You can manage properties across multiple countries simultaneously. PAMKIT does not monitor or certify compliance with local property, landlord-tenant, or tax law — you remain responsible for that.
Legal & Privacy
How do I delete my account or export all my data?
You can request account deletion at any time from your Security tab: go to your Profile and open /profile?tab=security, then use the "Delete My Account" button on the Account Deletion card. That starts a guided, multi-step flow, and one of the steps — "Export Your Data" — lets you request a full export of your data (your GDPR/CCPA right to data portability) before you confirm the deletion; this step is optional, and you can skip it if you already have what you need. Once you confirm the deletion request, your account is scheduled for permanent removal after a 30-day grace period, and you can cancel the request at any time before that date from the same Account Deletion card. For immediate assistance, contact support@pamkit.net or call 628-333-5116 during business hours.
Does the AI store or share my personal data?
PAMKIT takes your data privacy seriously. The AI features process your data solely to provide you with intelligent insights and automation within your own account. Your personal data, documents, and property information are never shared with third parties or sold to advertisers. We do not use your data to train our own models, and we access AI providers under API terms that, by default, do not use customer inputs to train their models. AI processing happens within our secure infrastructure with the same AES-256 encryption and access controls that protect all your data. Your GDPR and CCPA rights over that data — access, rectification, erasure, and portability — are laid out on the Privacy & Compliance card in your Security tab (/profile?tab=security), and you can act on them there or at /compliance/data-rights. All AI-generated insights are private to your account and are not visible to other users or PAMKIT staff unless you explicitly grant support access.
How do I exercise my GDPR or CCPA privacy rights?
PAMKIT fully supports GDPR (for EU/EEA residents) and CCPA (for California residents) rights. From your account, go to your Profile's Security tab (/profile?tab=security) and open the Privacy & Compliance card, or go directly to /compliance/data-rights, to see and act on: Right to Access - a complete copy of the personal data we hold about you; Right to Rectification - update or correct inaccurate personal data; Right to Erasure (Right to be Forgotten) - request permanent deletion via the Account Deletion flow; Right to Data Portability - export your data in machine-readable formats as part of that same flow; Right to Restrict Processing - limit how we process your data; Right to Opt-Out of Sale - PAMKIT does not sell personal data. Deletion requests are processed within 30 days (GDPR compliant); some data may be retained for legal compliance. You can also submit privacy rights requests by emailing privacy@pamkit.net or contacting support@pamkit.net. No account is required to submit a request.
